Why Upstate exteriors get dirty the way they do
Greenville sits at the foot of the Blue Ridge escarpment, and that one piece of geography drives most of what ends up on your siding. Moist air pushing in from the south runs into the wall of mountains just northwest of town, gets forced upward, and wrings itself out - the reason the escarpment above us is one of the wettest places in the eastern United States and the reason the metro itself collects close to fifty inches of rain a year. Under all that water sits Piedmont red clay, a fine iron-rich soil that stays suspended in runoff and leaves an orange cast on whatever it splashes. Meanwhile the water we wash with comes off Blue Ridge reservoirs through granite and gneiss rather than limestone, so it is unusually soft - good news for glass, and a real difference from hard-water markets where mineral spotting is the main complaint. Put it together and the Upstate problem is not scale, it is biology plus clay: steady moisture and heavy tree shade grow algae and mildew, and red clay stains whatever the growth has not already covered. Neither one is loose dirt, and neither one comes off with a garden hose.
When to wash in the Upstate
One thing dominates the Upstate calendar, and it is pollen. From late March into early May the pines and oaks put down a yellow-green layer thick enough to see on a car overnight, and washing a house in the middle of that drop is money spent twice - it will be coated again within days. Late spring, once the drop finishes, is the sweet spot for house washing and window cleaning, and it is when a single visit holds its look the longest. Summer is peak algae season: humidity never really breaks, north-facing slopes and anything shaded by the pines around Paris Mountain or Travelers Rest stay damp, and it is the right window to soft wash a roof before Gloeocapsa streaking works further into the shingle granules. Fall belongs to concrete and gutters, once the leaves are down and before tannin from wet oak and sweetgum litter has all winter to stain a driveway. And unlike the coast, the Upstate sits near a thousand feet and freezes regularly - water held in the pores of dirty concrete expands when it freezes, popping the surface and widening cracks, so getting flatwork clean before winter is structural rather than cosmetic.
Soft wash or pressure - and why picking wrong causes damage
These are two different jobs with two different tools, and the wrong choice does harm that shows up months later. Soft washing pairs low pressure with a cleaning solution that kills algae, mildew, and moss at the root and then rinses clear. It is the only correct method for a roof, and it is what belongs on vinyl, Hardie board, painted wood, stucco, and most brick. Turning high pressure on those surfaces forces water up behind lap siding, cuts into soft mortar joints, and strips the protective granules off asphalt shingles - which is also how shingle warranties get voided. Pressure washing, run through a rotary surface cleaner rather than a narrow wand, is the right approach for durable horizontal concrete: driveways, sidewalks, garage aprons, dumpster pads. The surface cleaner is what keeps a slab at one even tone instead of the zebra striping a wand leaves. Any contractor should be able to tell you which method your job needs and why - and if someone offers to put a pressure wand on your roof, that is reason enough to keep calling.
What actually moves the price
Square footage is only where a quote starts. What swings it are access - the steep drives and tight side yards common in the foothills, plus anything needing second-story reach, all add time; condition - a surface left alone for five years takes materially longer than one washed every season, so the first clean is always the most expensive one you will pay; surface type - older wood, historic brick, and coated pool decking need slower, gentler work; and water availability on the property. Bundling changes the math honestly too: a house wash, driveway, and gutter brightening booked on one visit come in well under three separate trips, because setup and teardown are a real share of any single job. Anyone who quotes a firm price without knowing those things is guessing, which is why we give a flat number after seeing the job or a few photos, and that number is the one on the invoice.
