Greenville's humidity and tree cover grow both, and they are not the same problem. Here is how to tell mold from mildew on siding, decks and roofs - and which one means calling someone other than a washing company.
Somewhere between the end of a humid Upstate summer and the first cool mornings, most Greenville homeowners notice it: dark patching on the north side of the siding, a gray-green haze creeping across the deck boards, black speckling in the soffit corners. The next question is almost always the same one - is that mold or mildew? People use the two words as if they mean the same thing, and on an exterior wall they often look close enough to be interchangeable. They are not. Telling them apart matters, because one is a surface nuisance that washes off, and the other can be a signal that water is getting somewhere it should not.
Mildew is a specific kind of surface fungus. It grows flat, stays on top of whatever it has landed on, and shows up as a powdery or downy film - usually white, gray, or yellowish at first, darkening toward brown and black as it matures. Mold is the broader category, and the molds that matter on a house tend to grow into a material rather than across it. Mold is more often fuzzy or slimy in texture, comes in a wider range of colors including black, deep green, and blue-tinged, and it can penetrate porous surfaces like wood, leaving staining behind even after the surface growth is gone. Put simply: mildew sits on the surface; mold digs in. That distinction is the whole basis for what you do about each one.
The Greenville area is close to ideal for both organisms, and it comes down to three overlapping conditions. Fungal growth needs moisture, a food source, and shade, and the Upstate supplies all three generously. Our summers are long and humid, so exterior surfaces stay damp well past the last rain, especially in the mornings. The heavy hardwood canopy across neighborhoods around Greenville, Easley, and the foothills keeps large sections of siding, decking, and roofing in shade all day, so those surfaces never fully dry out. And the region's pollen load is relentless in spring - that yellow-green dust settling into every horizontal surface is organic material, which is exactly what these organisms feed on.
Add the Piedmont's clay soil, which drains slowly and holds moisture near foundations and around low decks, and you get exactly the microclimate that fungus wants. It is not a sign that a house is neglected. It is a sign that the house is in the Upstate.
Standing in front of the wall, a few practical checks separate the two more reliably than color alone.
Look at the texture. Mildew is flat against the surface - powdery, almost dusty, like something was sprinkled on. Mold tends to have dimension: fuzzy, raised, or in wet conditions slick and slimy.
Try to wipe a small patch. Mildew will smear and largely come away with a damp rag, because it is only clinging to the top layer. Mold generally will not - it is anchored into the material, and wiping it just spreads the surface spores while leaving the discoloration behind.
Check what it is growing on. On non-porous surfaces - vinyl siding, painted Hardie, aluminum trim, gutters - what you are almost always looking at is mildew or algae, because there is nothing there for mold to root into. On porous materials like an unsealed deck, wooden railings, fascia boards, or a shaded fence, mold becomes much more likely.
Note whether the surrounding material has changed. This is the important one. Mildew leaves the substrate intact - the siding underneath is fine. If the wood around the growth feels soft, spongy, or darkened through its thickness, or the paint is bubbling and lifting nearby, you are past a cleaning problem.
A large share of what gets reported to us as mold on Upstate homes turns out to be neither mold nor mildew. The green film that spreads across north-facing vinyl siding and shaded concrete is algae, and the black streaking that runs down asphalt shingle roofs is a specific algae called Gloeocapsa magma - not mold at all, despite looking like it from the driveway. This matters practically: algae is purely a surface organism feeding on moisture and the mineral content in shingle granules. It is a cosmetic and material-longevity issue, not a health or structural one, and it responds to the same low-pressure cleaning that handles mildew.
Here is the honest dividing line, and it is worth stating plainly because plenty of companies blur it.
Exterior mildew and algae on siding, soffits, gutters, concrete, roofs, decks, and fencing are straightforward cleaning work. They are surface growth, and a properly mixed soft-wash solution kills the organism at the root rather than just knocking the visible layer off. That is genuinely fixed by a house washing in Greenville or the matching service for whichever surface is affected.
Surface mold on exterior wood - a shaded deck, a north-side railing, a fence line - is usually also cleanable, provided the wood is still sound. The growth comes off and the board is fine underneath.
What is not a washing job: mold growing inside the house, mold in a crawlspace or attic, or exterior mold that is a symptom of trapped water - a leaking gutter dumping behind the fascia, a failed flashing detail, grade sloping toward the foundation, or a deck ledger holding moisture against the wall. Cleaning the visible growth in those cases treats the symptom and leaves the cause running. If the wood is soft, if growth keeps returning to the same spot within weeks of a wash, or if there is any musty smell inside near that wall, that is a moisture problem for a contractor or a qualified inspector, and no amount of washing will resolve it. We would rather tell a homeowner that than sell them a wash that will not hold.
The common first move is a jug of household bleach and a stiff brush, and it disappoints people for predictable reasons. Straight bleach at full strength bleaches the color out of the growth without necessarily killing the organism below, so the wall looks improved for a few weeks and then darkens again from the same roots. It also runs straight off a vertical surface in seconds, giving it no dwell time to work, while doing real damage on the way down - killing foundation plantings and lawn, and on repeated use drying and chalking vinyl and oxidizing painted trim.
Professional soft washing is not just stronger bleach. It is a controlled mix carrying surfactants that let the solution cling to a vertical wall long enough to actually kill the growth, applied at low pressure and rinsed while surrounding landscaping is pre-wet and protected. The goal is to kill the organism so regrowth starts from zero, not to bleach it invisible for a month.
The other instinct - blast it off - causes more damage on Upstate homes than the fungus does. High pressure on siding forces water up behind the laps and into the wall cavity, which is a fast way to create exactly the hidden moisture problem that grows real mold. On an asphalt roof it strips the protective granules and shortens the shingle life outright. On wood decking it raises and furs the grain, leaving a rougher surface that holds moisture better than before - so the growth returns faster than it otherwise would.
Surface growth is a chemistry problem, not a force problem. The distinction between soft washing and pressure washing is exactly this, and choosing wrong is how homeowners end up with damage on top of the original stain.
Nothing makes an Upstate exterior permanently fungus-proof, but a few things meaningfully stretch the interval between cleanings. Trimming back branches and shrubs that press against the siding lets sun and air reach the wall, and shade is the single biggest driver of how quickly growth returns. Keeping gutters flowing stops water sheeting down the wall and keeps a permanently damp stripe from forming. Aiming irrigation heads away from siding and fence panels removes a daily water source. Timing helps too. Washing after the spring pollen drop clears the organic food supply before the humid months arrive, which is why pollen season timing makes such a difference in how long a wash holds.
If you are standing in the yard trying to decide whether the dark patch on the north wall is a cleaning job or something more, the tests above will settle it most of the time: flat and wipeable on a non-porous surface points to mildew or algae, and the fix is a wash. Raised or slimy growth on wood, especially with softness in the board or bubbling paint nearby, points to mold and to a moisture source that needs finding first.
