Short answer: in Mauldin the deck and patio work is split between two very different kinds of homes, and the method has to match which one you are in. Off the new cul-de-sac subdivisions around Hill Place and the Five Forks line, the houses are newer and the backyards are still raw: pressure-treated pine decks built in the last decade, poured patios screened off by young canopy, and red-clay lots that splash up against everything on a hard rain. Why Mauldin decks go slick and gray faster than you expect
Mauldin sits on the east side of the Greenville metro, and its tree cover is young but dense - lots that were farm ground a generation ago are now lined with fast-growing oaks and pines that shade a new deck for most of the day. Shade plus Upstate humidity is the exact recipe for the algae and mildew that turn pressure-treated boards slick underfoot. It does not take years. A deck that was clean in the spring can be faintly green by late July, and by the end of a humid second season the boards read gray from the street and feel slippery after rain.

In the older Mauldin neighborhoods, the decks have had years to weather and the canopy is mature, so the cleaning is a restoration rather than a freshen-up. Here the boards are often a deeper gray with a heavy algae load in the joints where the boards meet, and the corners under the railings hold a damp film that never quite dries. The method is the same gentle approach, but with more dwell time on the solution so the growth releases rather than being blasted off.
